Here are a few simple, yet cost effective, ways to enhance the presentation of your property which in turn could result in achieving the best possible price within early weeks of marketing – both our and your most paramount goal.
- Get rid of all the junk. Hold that garage sale or go to the tip now rather than after you sell. An uncluttered house and yard looks more spacious and easier to maintain, both vital selling points.
- Tend the gardens, sweep driveways and paths, mow the lawns and clean the windows, paths, gutters and outside paintwork. Park extra cars away from the property. These are all things seen from the street, and you don't want the buyer to dismiss the property before setting foot in it.
- Repair or replace leaking taps, sticking doors, broken light fittings, loose door handles, rotten verandah boards, leaky gutters and torn flyscreens.
- If you do pull out the paint brush, only paint those areas that really need it unless you plan on doing the lot. New paint may only make those areas left unpainted look even shabbier.
- Remove odours that you may not notice but buyers will. Entice buyers with flowers or freshly brewing coffee during inspection times. Don't smoke in the house and keep pets outside. It may be worth having the carpets and curtains cleaned, neither of which is very expensive.
- Open the curtains and blinds to let the sun and the view inside. Nobody likes a dark house, and the view will make the rooms feel bigger.
- Have the place clean and tidy and uncluttered at inspection times. Kitchens and bathrooms should sparkle.
- Ensure any pool and the surrounds are sparkling clean you want the buyer to think it is an asset, not a burden. If the filter or the pool needs professional repairs, it is better to cough up the dollars now than put off buyers.
